Dartmoor Place at Oxford Square Tops Out

Dartmoor Place at Oxford Square has reached a milestone! The project celebrated its topping out on Thursday, December 20th. The Harkins team was joined by over 100 subcontractors for a catered lunch from Mission BBQ.

Located in Hanover, MD, Dartmoor Place is a newly constructed, five-story wood frame building with 258 market rate units. The building will be adjacent to a five-story precast parking garage offering 500 spaces to residents. There will be 104 one-bedroom, 131 two-bedroom, and 23 three-bedroom units.

Amenities will include a 9,600 square foot community space with a leasing center and management office, community room, fitness center, clubroom, yoga studio, and a kids playroom. Additionally, there will be an outdoor swimming pool, and four scored concrete courtyards around the building with a grilling station.

The project’s completion is anticipated by December 2020.

P-975 Unaccompanied Housing Facility Breaks Ground

The P-975 Unaccompanied Housing Facility celebrated its groundbreaking on Wednesday, December 12th in Patuxent River, MD. Located at the Patuxent Naval Airforce Station, this new design-build, five-story barracks facility will consist of 89 two-bedroom apartment units to house active duty military personnel unaccompanied by dependents. The building will be a precast concrete structure with inlaid brick and a standing seam roof installed on precast piles.

The facility will also offer a combination freight elevator, water source heat pumps, state of the art access control systems for unit and bedroom entry, several multipurpose rooms, and an outdoor picnic area and basketball court for military personnel to enjoy while off duty.

It will be designed in accordance with the Anti-Terrorism Force Protection regulations.

The Square at Merritt Mill Breaks Ground

Today, December 14th, Harkins attended the groundbreaking of the Square at Merritt Mill Townhome project in Salisbury, MD. Located off Merritt Mill Road, this new mixed income apartment community will have eight residential buildings with 75 total units. The units will include a mix of one-,two-, and three- bedroom apartments. Of those units, 12 will be reserved for residents with disabilities and 67 will be workforce/affordable housing.

Each unit will be equipped with energy efficient features, including washers and dryers, appliances with a modern kitchen, storage space, and spacious layouts. The townhomes will be accented with cultured stone, high end vinyl siding, and covered porches. When completed, the project will offer a small playground area and a 2,700 square foot community clubhouse, which will have a fitness center, a community room, and a management suite.

The project is anticipated to be completed in August 2019.

First Affordable Project Breaks Ground in NC

We are pleased to announce that Harkins Builders has broken ground on the newest and highly anticipated mixed-income affordable housing development in west Charlotte. Located on the corner of Freedom Drive and Camp Green Street, The Mezzanine will offer 185 affordable housing units and is being developed by The Housing Partnership. The event was attended by community partners, including Marsh Properties, Covenant Presbyterian Church, Movement Foundation, and the City of Charlotte.

The community will consist of 185 new garden style apartments, totaling 260,000 gsf. Construction will consist of four new three and four-story breezeway corridor buildings and a one single-story leasing and community building. The wood frame structures will be made up of 33 one-bedroom, 136 two-bedroom, and 16 three-bedroom units. Most of the apartments will be affordable to households earning 60 percent or below the Area Median Income (AMI), with rents ranging from $348 to $900 per month. There will also be some market rate units available.

The apartments will offer upgraded interiors, featuring a mix of vinyl wood plank and carpet flooring, faux stainless-steel appliances, European style wood cabinets, laminate countertops, and energy efficient lighting and plumbing fixtures. The community provides a variety of amenities for future residents. There will be a 3,631 gsf clubhouse containing a state-of-the-art fitness center, a clubroom, a meeting facility, a cyber café with Wi-Fi, two community postal rooms, a trash and recycling area, a maintenance room, and a leasing office.

“We are excited to official break ground on our first major project in the Southeast,” says Harkins President and CEO Gary Garofalo. “The Mezzanine is the perfect fit for our plan to grow our business in North Carolina.”

The project has an estimated completion in summer 2020. The community was designed by Watts Leaf Architects.

Canine Training Facility Tops Out

The James J. Rowley Training Center (JJRTC) Canine Training Facility celebrated its topping out on Friday, November 30th. The Harkins team was joined by subcontractors and our owner’s teams for a catered lunch from Mission BBQ and a tour of the site.

Located off of Powder Mill Road in Laurel, MD, the Maloney Canine Building was first built in the mid-1980s and housed administrative offices, food preparation, equipment storage, and washing facilities for the US Secret Service. Due to its age, it lacked the accommodations necessary to meet current military canine handling standards for facilitating complete training, care, and housing of animals, as well as training for handlers. The building was demolished in early 2018 and is well on its way to being replaced with a new state-of-the-art Canine Facility in two buildings. It will feature efficient work areas with proprietary equipment, multipurpose rooms, an emergency medical area, and plenty of natural light and ventilation.

The new complex increases the capacity of its predecessor. It entails a training facility with administrative spaces, classrooms and odor introduction and observations rooms that support canine training requirements. Attached by an access road and canopy, a separate 36-kennel facility focuses on care and maintenance of the canines, including space requirements for a veterinary emergency examination room, laundry room, food preparation and storage rooms, and tactical equipment storage.

The project broke ground in November 2017 and is anticipated to be complete in February 2019.
