Wexford Manor Celebrates Grand Opening and Dedication

The Harkins team attended the grand opening and dedication of the Wexford Manor Apartments project on Tuesday, December 12, 2017 in Falls Church, VA.

Wexford Manor is an affordable apartment community originally built in 1969. It features two three-story garden apartment buildings that houses 74 units. The apartment renovations included new flooring, HVAC systems, plumbing fixtures, a fresh coat of paint, and a full kitchen upgrade with new energy efficient appliances, cabinets, and countertops.

Building renovation work included installing new fiberglass shingles on the roof, siding, and converting the outdoor balconies to interior bay windows.

Resident amenities include an on-site community resource center which received a 1,200 sf addition. The center offers a community room and computer room as well as quality educational opportunities, social services, and classes for youths and adults, after-school homework help, and summer camps.

The Top Workplaces award is given to 125 companies divided among three categories – large, mid-sized, and small. Harkins was ranked #17 on the Mid-Size Companies Top Workplaces Award list. Held last Thursday evening at the Baltimore Museum of Industry, a group of employees attended the event to accept our award.

The evaluation for the Top Workplaces program is based upon feedback from the employee survey our employees completed a few months ago. Almost 74% of our employees responded to the survey and we are thankful for all that did. Responding to the survey and being named a top place to work helps us with recruiting and retaining the top personnel in our industry. Another important take away is the feedback we get on the things we do well and equally important, is to hear from our employees, the areas we are falling short of their expectations. We plan to continue to incorporate our employees feedback throughout the year, so our employees always feel Harkins is truly an exceptional place to work.

Market Rate Apartment Complex Woodfall Greens Breaks Ground

The Harkins team attended the groundbreaking of the Woodfall Greens Apartments project on Thursday, November 30th in Brooklyn Park, MD. Woodfall Greens, also known as Patapsco Place, will be a new 230-unit market rate apartment for our client Enterprise Homes. It will include five four-story wood frame buildings, offering a mix of one-, two-, and three-bedroom apartments.

In addition to the apartments, one of the buildings will house leasing and management offices and community amenity spaces, including a large club room, a library and business center, a fully equipped fitness center, an outdoor pool and deck area, an outdoor courtyard with a fireplace and barbeque station, and mailboxes and a package receiving area.

The exterior of the building will be designed with brick veneer and Hardie fiber cement lap siding. Apartments will feature balconies, in-unit washers and dryers, Energy Star certified kitchen appliances, high-efficiency lighting, individually controlled HVAC systems, carpet and resilient flooring, vinyl windows, metal clad two-panel doors, chrome finishes, SMART shaker style cabinets, and granite countertops in the kitchens and bathrooms.

Canine Training Facility Under Way For US Secret Service

Breaking ground of the new JJRTC Canine Training Facility

The Harkins team attended the groundbreaking of the new JJRTC Canine Training Facility on Wednesday, November 29th. Located in Beltsville, MD, the United States Secret Service Training Facility includes a canine facility and kennels specifically for training handlers and law enforcement working dogs.

Built in the mid 1980’s, the Maloney Canine Building houses an administration area, food preparation, equipment storage, and washing facilities. Due to its age, it lacks the accommodations necessary to meet current military canine handling standards for facilitating complete training, care, and housing of animals, as well as training for handlers. The buildings will be demolished and replaced with a new state-of-the-art Canine Facility in two buildings. It will provide 36 kennels in 29,100 sf, nearly tripling the size of what is currently available.

At the ceremony, Project Executive Ben Nichols said “As a company, we have a deep-seated respect for our men and women who serve in uniform; we are proud to have 16 veterans of the Armed Services and Police Force currently on staff. When Thomas Harkins opened Harkins Builders for business more than 50 years ago, he built the company on the virtues learned as a young Army First Lieutenant leading soldiers while serving in the Korean War. The values instilled by Mr. Harkins are still the backbone of the company today and we strive to serve our clients as well as the men and women in uniform that serve our country every day.”

Redevelopment Begins for the Glenarden Community in PG County

The Harkins team attended the groundbreaking of the Glenarden Apartment Redevelopment project on Wednesday, November 29th in Prince George’s County, MD. Located in the Gateway North neighborhood, this project will be broken into four phases on the 27 acre site. Phase I consists of 114 units, made up of a four-story apartment building for seniors, and seven, two and three-story townhouse buildings for income assisted tenants.

The community building will be 5,800 sf in size and will support the entire redevelopment. The building includes flexible spaces to accommodate a range of private and public meetings, along with a large lounge with kitchenette and gas fireplace, a fitness room, an outdoor covered patio with a gas grill and a fire pit, and administrative offices. A children’s playground will be built adjacent to the rear patio. There will also be a space for locker rooms as Phase 2 includes an outdoor pool.

The townhouse buildings will have common areas, to include a community space, management and support offices, a building maintenance suite, a storage area, and a fitness center.
