Parc at Princeton Junction

Princeton, NJ

building a contemporary oasis

Designed as a contemporary oasis near major transportation routes and conveniences, Parc at Princeton is a popular hub for those who work in New York City or the Philadelphia area but call New Jersey home. The 232-luxury apartment and corporate suite community were set up as a “pad-ready” site, with the owner managing the building pad and sitework operations.

Consisting of 10 separate buildings, Parc at Princeton is made up of two four-story elevator buildings, five three-story walk-up buildings, two three-story mixeduse buildings with a level of retail space, and a standalone maintenance building. In addition, a 5,000 sf community amenity space provides a modern lobby and reception area, resident lounge with coffee bar, a fully equipped mailroom with smart package lockers, library, reading room, game room, and a fitness center with weight training and cardio equipment. The buildings exterior features are equally as luxurious, with a resortstyle pool that includes an exclusive lounge and resident social seating areas, a bocce court, a large, landscaped courtyardgathering areas with gas grills, and a fire pit. Additionally, there is 20,000 sf of retail space that is beneath residential living spaces.

How Harkins Made a Difference
  • The team navigated through a lengthy permitting process. After completing an exhaustive review and coordination of the drawings prior to township submissions, each building took an average of 2-3 submissions before receiving final approval. To add an additional layer of difficulty, we adopted the 2015 International Building Code with a team that was intimately familiar with the former 2009 code provisions. The permitting process lasted well over a year, much of which happened concurrently with the construction phase.
  • Continuous quantitative and qualitative operations were conducted during preconstructionwhich greatly benefitted the project from the comprehensive project staging plan that was developed prior to the start of construction. Special consideration was made for the 51 townhomes that were also being constructed by Toll Brothers on the same site. Construction entrances, access roads, and fencing had to be carefully managed to ensure operations from all parties were moving forward and in a safe manner.
  • During the construction of the first building in August 2017, the Mid-Atlantic region was dealing with record rainfall well above the 30-year average. The site teams made use of temporary roads and coordinated with the sitework contractor to overcome the challenges related to excessive rainfall, progressing the project to the launch of leasing.
It’s always a pleasure working with the Harkins team on a project – quality, professional, respectful, collaborative, and very helpful.
