Lead Superintendent (Multifamily)

ESSENTIAL JOB DUTIES
  • Lead site team from construction start through project closing as a liaison with the owner of the assigned project.
  • Ensure contract scope is understood by the entire site management team.
  • Generate and maintain a baseline production schedule for the project, ensuring proper sequencing of construction activities to allow subcontractors to operate efficiently and profitably.
  • Administer and maintain an effective Quality Control Plan.
  • Administer subcontracts and purchase contracts within the context of the General Contract and Contract Documents and review and approve all invoices and requisitions to ensure correct payment to the vendor.
  • Oversee a safe working environment.
  • Supervise and evaluate assigned personnel and maintain a positive working environment for the entire site team.
  • Maintain professionalism and integrity in all contacts and dealings.
  • Promote a positive company image through professional and fair business relationships and community service.
SPECIFIC RESPONSIBILITIES
  • Manage the production, quality, safety, and timely profitable completion of the assigned project through the site team, trade partners, and other vendors.
  • Provide input as needed during the preconstruction phase of the project.
  • Provide input as needed to the trade partners’ scope of work during the selection process.
  • Demonstrated ability to interact, communicate, and function professionally with all parties associated with the project.
  • Thorough knowledge of all construction trades, including surveying and engineering procedures.
  • Demonstrated ability to coordinate and maintain job site office activities.
  • Ability to read, understand, and interpret plans, specifications, submittals, and shop drawings and create a site management structure, ensuring that the project is constructed in strict accordance with the Contract Documents.
  • Working knowledge of AIA Contract Documents and contract law.
  • Ensure that the assigned site team is familiar with the Contract Documents.
  • Review, approve, coordinate, and manage a thorough shop drawing process, ensuring that the submittals meet or exceed the requirements of the Contract Documents.
  • Prepare a project schedule that represents a logical/detailed progression of work with reasonable time frames for completion of milestones and overall completion. Update schedule at least monthly or more often as the contract requires.
  • Train site team on how to complete two-week schedules and how to update schedule regularly.
  • Thorough knowledge of cost accounting systems and company policies and procedures.
  • Adhere to the Company’s accounting procedures, including but not be limited to timely review and approval of trade partners’ requisitions and invoices and prompt notification to subcontractors of any changes made to their requisitions.
  • Promptly notify supervisor of all changes in the Contract, problems with the design, etc. to ensure compliance with the Contract Documents.
  • Seek approval from the supervisor prior to the start of any work considered outside the scope of the Contract Documents.
  • Review preconstruction checklist to ensure proper bonding, insurance certificates, signed contracts, or any specialized paperwork (SF1413 for military projects, HUD, etc.) before trade partners commence work.
  • Work with field administrators to ensure that insurance certificates and wage reports are up-to-date.
  • Generate and update regularly all site logs, including shop drawing, RFI, material control, visitor and applicant flow, TO, etc., in accordance with company policy.
  • Generate purchase orders for non-contracted items under the direction of your supervisor.
  • Maintain daily reports of all site activities.
  • Ensure an up-to-date set of as-built drawings are available on-site at all times.
  • Chair weekly progress meetings with trade partners and prepare and distribute meeting minutes in a timely manner.
  • Prepare for monthly job reviews, including lead superintendent’s projections, updated schedule review, etc.
  • Assist with owner and design team progress meetings.
  • Facilitate and enforce the implementation of and compliance with the Company’s Safety Program for the project at a zero-tolerance level and maintain adequate staffing with appropriate company supervision while subcontractors perform work.
  • Invite and receive input from the safety director in preconstruction meetings involving fall protection.
  • Facilitate the implementation of and compliance with the Company’s Quality Control Program. Develop a site-specific quality control plan based on the Company template and present for approval. Conduct a thorough preconstruction meeting with every subcontractor prior to the commencement of the subcontractor’s work, as well as any other meetings and inspections required to implement the company’s four-phase Quality Control Plan.
  • Expedite the construction of an exterior mock-up to include exterior finishes, trim, roofing, windows, air barrier, flashings, and termination details. This will be done in a cutaway section, so all details can be reviewed and approved by the architect and owner.
  • Set up and maintain a clean, professional, and organized office trailer per company guidelines at all times.
  • Supervise, mentor, and coach direct reports regularly to help them establish and achieve job performance and personal and professional development goals.
  • Provide supervisor updates on project staffing and provide input on staffing needs.
  • Resolve any contract disputes quickly and fairly so as not to delay any part of the project.
  • Maintain a positive work environment and strong business ethics and integrity with the assigned site team, trade partners, vendors, clients, etc.
  • Exceed client expectations.
  • Attend required corporate meetings, training programs, and Harkins University seminars/webinars and reinforce those same requirements within your assigned team.
PREFERRED QUALIFICATIONS & EXPERIENCE
  • Four (4)-year degree in an accredited construction-related curriculum (BSCE, BSAE, etc.) or experience equivalent to a 4-year degree.
  • Cumulative total of five (5) years of progressive experience in ground-up new construction and/or rehabilitation construction.
  • Firm understanding to lead, coach, and train team members; monitor their work for quality and completeness; and foster a positive work environment that encourages the personal and professional growth of all team members.
  • Firm understanding of project management, estimating, scheduling, budget/cost control, negotiation, field supervision, and financial reporting.
  • Demonstrated organizational, leadership, analytical, and communication skills, including the ability to present complex information in a clear and concise manner, and to organize necessary resources, including people, materials, equipment, tools, and time to meet tight deadlines and achieve desired results.
  • Ability to understand, interpret, and implement plans, specifications, and other contract documents.
  • Ability to calmly and professionally resolve issues with clients, trade partners, and other third parties in a timely manner.
  • Knowledge of solicitation, negotiation, award, and management of subcontracts, including without limitations, assisting with the preparation of bid and subcontract scope language.
  • Understanding of scheduling logic/constraints.
  • Proficient with construction management software, including MS Excel, MS Word, MS Project, Procore, and other web-based or mobile document and project management solutions.
  • Knowledge of AIA contract documents, and in particular cost plus GMP contracts.
  • OSHA 30 Certification.
  • Certifications for CCM (Certified Construction Manager), PMP (Project Management Professional), PSP (Planning and Scheduling Professional), DRMP (Decision and Risk Management Professional), CEP (Certified Estimating Professional), and LEED (Leadership in Energy and Environmental Design) a plus.
