Designed by architecture giant Frank Gehry, the former Rouse Company headquarters building has undergone several transformations to repurpose it for commercial use. A Whole Foods grocery has anchored this location on the 50,000 sf main level since 2014, and the lower level is occupied by a wellness spa. The Howard Hughes Corporation, owner and operator of this iconic landmark, entrusted the Harkins Commercial Group with completing its vision for the building by making the top floor ready for new tenant NuVasive Clinical Services.

Existing Structure

Older residents of Columbia remember that the top floor used to house the Kittamaqundi Room (later the Spear Center), a popular venue for weddings and other large gatherings. Transformed into a modern commercial office space, the 16,500 gsf fit-out includes demountable glass partitions, multiple conference rooms, a cafe area, upgraded finishes in the lobby, security updates, millwork, and new MEP systems. An interior glass-enclosed atrium overlooks the Whole Foods store below, and balcony areas provide a place for employees to enjoy an outdoor view of Lake Kittamaqundi. The office serves as a billing center for NuVasive Clinical Services (NCS). NuVasive, Inc. is an innovator in minimally invasive spine surgery and technology.

How Harkins Made a Difference
  • Harkins performed extensive floor leveling on the existing concrete slab. There was an average of one-inch variation throughout the 16,500 sf space, which had to be addressed before demountable glass partitions could be installed with their proper fit and finish.
  • The tenant space looks down over the Whole Foods store through an atrium opening, so work was performed during off-hours so as not to disturb Whole Foods customers. Harkins and our subcontractors coordinated with Whole Foods employees stocking shelves at night in order to run electrical conduit and plumbing lines in their open ceiling.
