One Ardmore Place Celebrates Ribbon Cutting

The Harkins team attended the ribbon cutting ceremony at One Ardmore Place on Tuesday, April 16th in Ardmore, PA. Located in the heart of downtown Ardmore, One Ardmore Place is a transit-oriented development, where residents can live, work, eat, and play with the convenient access to public transportation. It features outdoor facades, brick and glass exterior, and property entrances that represent the character of the surrounding neighborhood, specifically of Cricket Avenue. Among the attendees at the ribbon cutting ceremony were dignitaries from Lower Merion Township, Montgomery County, Pennsylvania Governor Tom Wolf, former Governor Ed Rendell, and other community stakeholders and development partners with the project.

The new eight-story mixed use building features 110 high-end, luxury apartments made up of one-, two-, and three-bedroom apartments. The structure is a combination of cast-in-place concrete parking garage, structural steel transfer deck, cold-formed steel stud walls, and Hambro floor systems.  There is also 8,450 square feet of ground floor retail and 337 parking spaces. The nature of this project is unique in the fact that parking spaces were divided into 137 private spaces for residents of the building and 200 public municipal spaces owned by the local municipality to replace the parking lot on which the building was constructed.

Building amenities include a fully equipped fitness room, clubroom, boardroom, and a semi-enclosed rooftop courtyard consisting of garden and terrace areas with seating, a barbeque grill, and an all-season TV.

One Ardmore Place is the culmination of a successful private/public partnership between Dranoff Properties and Lower Merion Township, which served as a principal catalyst for the economic revival of Ardmore. Residents are slated to move in to their new homes beginning in May 2019.
