Assistant Project Manager

  • Review specifications to create the submittal registry for projects, contract documents, and ensure that trade partners acquire all submittals for contracts
  • Review submittals for completeness and compliance
  • Assign the review of critical shop drawings and submittals to appropriate project team members
  • Responsible for writing and processing RFIs, and keeping as-built drawings up-to-date in Procore
  • Distributing RFI responses to appropriate parties and initiating change events as a result
  • Review ASIs and CCDs when received and distribute them to appropriate stakeholders
  • Update General Conditions (Division 1 and M-Line Projections) monthly in preparation for job reviews
  • Review trade partner requisitions based on field progress and outstanding matters
  • Review and approve invoices for the project
  • Attend and participate in preconstruction and preparatory meetings, OAC meetings, job reviews, weekly team meetings, and weekly trade partner coordination meetings
  • Process and store third party reports, log and track deficiencies associated with the reports, and manage the documentation process and close out
  • Manage jobsite office setup, maintenance, and demobilization
  • Four (4)-year degree in an accredited construction-related curriculum (BSCE, BSAE, etc.) or experience equivalent to a 4-year degree.
  • Cumulative total of at least five (5) years of progressive experience in ground-up new construction, preferably including prior employment as site manager, superintendent, or project engineer II on negotiated or hard bid projects.
  • Firm understanding to lead, coach, and train team members; monitor their work for quality and completeness; and foster a positive work environment that encourages the personal and professional growth of all team members.
  • Firm understanding of project management, estimating, scheduling, budget/cost control, negotiation, field supervision, and financial reporting.
  • Demonstrated organizational, leadership, analytical, and communication skills, including the ability to present complex information in a clear and concise manner, and to organize necessary resources, including people, materials, equipment, tools, and time to meet tight deadlines and achieve desired results.
  • Ability to understand, interpret, and implement plans, specifications, and other contract documents.
  • Ability to calmly and professionally resolve or escalate issues with clients, trade partners, and other third parties in a timely manner.
  • Knowledge of solicitation, negotiation, award, and management of trade partners, including without limitations, preparation of bid and subcontract scope language.
  • Understanding of scheduling logic/constraints.
  • Proficient with construction management software, including MS Excel, MS Word, MS Project, Procore, and other web-based or mobile document and project management solutions.
  • Knowledge of AIA contract documents, and in particular cost plus GMP contracts.
  • OSHA 30 Certification.
  • Certifications for CCM, PMP, PSP, DRMP, CEP, and LEED Accredited Professional Status are encouraged.
