The Winthrop, developed by a partnership between Chesapeake Realty Partners and Wood Partners, is a market rate apartment community with an access controlled parking garage where residents can park on the floor they live on. The wood frame apartment structure has 295 apartments with an average rentable area of 908 sf, and the precast concrete parking structure provides 509 parking spaces within the apartment building’s footprint.
The entrance lobby features a green wall, reflecting pool, and fireplaces, among other amenities. There is a Residence Club, Fitness Center, Business Center, Game Room, all fully equipped, as well as Club W, a sound isolated room that is acoustically engineered for band play, open mic nights, and private parties.
There are several courtyards with active and passive areas, a Zen garden, fire pits, outdoor flat screens, areas for grilling, and a resort-style swimming pool.
Amenities for the apartment units include nine-foot ceilings, granite countertops, walk-in closets, balconies, and built in shelves.
The building skin consists of TPO roofing with a high SRI value, composite siding, and brick veneer. The building will be conditioned using an electric split system heat pump and an RTU for the mechanical system.
The project is registered for ICC 700’s National Green Building Standards Multifamily Building certification (Gold level), and includes special parking for electric car charging and zip cars, and bike storage with built-in air pumps. Energy Star light fixtures, low flow plumbing fixtures, and low U-Value and SHGC windows also contribute to the green nature of this building.
