Riverwoods at North East

Located in North East, MD, the Riverwoods at North East project was developed by Enterprise Homes in partnership with Osprey Property Companies.

This 76-unit affordable apartment project consists of two three-story open breezeway garden buildings, two two-story walk-up manor style buildings, and a one-story 3,200 sf clubhouse. The project required 20,000 cy of import to raise the site to achieve proper gravity flow to tie into existing utilities and avoid the need for a pump station. The existing soils on site were high in moisture content and required proper management to ensure necessary compaction within structural fill areas. This project was designed under the 2012 IECC energy code performance method and meets Green Communities standards.

Financing for this project was from a variety of sources, including a Community Development Block Grant, tax credits, a rental housing loan from the State of Maryland, and a privately-funded loan insured through HUD 221(d)(4).

Enterprise Green Communities 2012 IECC Energy Code

The project requires a HERS rating energy model which is being performed by McGrann in order to ensure that the building achieves 20% better performance than code minimum requirements.

The project is utilizing R-10 slab edge insulation, 1″ closed cell with batts in exterior wall cavities, 0.29 U-Value vinyl windows, R-49 blown-in batt attic insulation, 15-Seer heat pumps, 0.93 Energy Factor hot water heaters, Energy Star appliances, 100% fluorescent lighting, Energy Star bath fans, and building air sealant measures to achieve this rating. Other green design elements of this project include extensive on-site bio-retention facilities for storm water management, low-flow plumbing fixtures and NAUF cabinet construction.
