Located on the north bank of the Wicomico River just west of downtown Salisbury, Maryland, Rivers Edge comprises three four-story garden-style apartment buildings, named Nantikoke, Osprey, and Wicomico. Accessed from open breezeways, the apartments include a mix of one-, two- and three-bedroom units, for a total of 90 residential units. Rivers Edge is designed with artists as its intended residents, so the Osprey building has a 2,400 sf art studio that serves tenants and the local arts community. Other amenities include a 2,000 sf community space, leasing office, patio, computer center, yoga/fitness/game room, all with ten-foot ceilings. The buildings’ exterior materials consist of manufactured stone, fiber cement siding and panels, and vinyl shake siding.
Rivers Edge is using a new VRF mechanical system by Panasonic, which can precisely match the amount of refrigerant being delivered to the needs of each zone. This allows all occupants to enjoy consistent room temperature, regardless of any increases or decreases in the heat load during the day. Each apartment has a vertical air handler installed in a closet, an aesthetic and accessibility advantage, and the system has electronic control of individual apartments. In the event of a maintenance issue in one apartment, that unit’s system can be shut down instead of an entire zone, causing less disruption for tenants. Like other VRF systems, it is a very efficient mechanical system, which means cost savings for tenants.
