Pikeswood Park Apartments was a tenant-in-place renovation of 140 apartments in Randallstown, MD, and was the first project to be funded by Maryland’s Rental Housing Works program. The major scopes of work included renovating the community spaces with new finishes, and updating areas for accessibility requirements. The majority of the units received new mechanical systems, kitchens, lighting, and other finish updates. Seven units were also modified to meet Uniform Federal Accessibility Standards. The exterior received all new windows and patio doors, a new entry, including construction of a new portico, and new landscaping, paving, and concrete work.
Green elements included new energy efficient windows and patio doors, upgraded mechanical systems, energy star lighting with occupancy sensors, and low VOC flooring and paints.
The site team worked on six units per week to limit the impact to the residents while completing the project timely.
