This 48-unit independent senior building was added at the center of the Delaware County Fairgrounds townhome community where Phases I and II were already complete.
The building includes two interesting energy-saving systems: a hot water assist, and solar photovoltaic panels. The hot water assist system is designed to contribute 58% of the energy required to produce hot water over the course of a year. The system requires a large (1,500 gal.) storage tank, so the mechanical room on the first floor was enlarged to accommodate this additional equipment.
The installation of solar photovoltaic panels on the roof required re-designing the roof to account for the space taken up by the panels, the amount and shape of flat space required, and load. Even the orientation of the building had to be adjusted to optimize this system. At their peak of power generation, the solar panels will provide enough electricity to power the common areas.
