At 146 units, Brightview Perry Hall is the largest Brightview project Harkins has undertaken for Shelter Development. The project houses 27 Alzheimer’s units on the Terrace Level, 36 assisted living units on the Ground Level, and 83 independent living units on Levels 2 through 4. Having three types of units in one building complicated the framing and drywall operations, as there are multiple construction use groups (I2, R2 and A2). This also increased the number of firewalls, including a two-hour-rated floor/ceiling assembly between the assisted living units on the ground floor and the independent units on Level 2. The rest of the building contains approximately 50,000 sf of common area, including multiple dining rooms, a fitness room, a bar, activity rooms, and living rooms. These areas have a high level of finishes.
The project was only accessible via one small access road, which was also where the storm and sanitary utility lines entered the site. Both this road and the utility run were installed by the owner of the adjacent property and his subcontractor. This work limited Harkins’ access to the site for four weeks and required a great deal of logistical planning and coordination by the Harkins onsite management team.
