626 S Street Apartments

626 S Street Apartments is a three-story building with seven one-bedroom units, seven two-bedroom units, one three-bedroom unit, and a 960 sq. ft. retail area. One apartment is in the English basement, partially below grade, and features a private patio at both front and rear. Two apartments are grand mezzanine units with expansive window walls. Five covered on-grade parking spots were provided under the second floor as well.

Construction took place in the tightest possible area, with three of the four building faces being right on the property line. Concrete footings, masonry foundation, building walls, structural steel, and Hambro deck made up the structural components. The sequencing of construction was critical because the Hambro deck bore on both structural steel and CMU walls. Dri-Design metal panels were installed on the upper floors, a rain screen system which does not require caulking between the panels. Wood laminate and ceramic flooring, glass-accented cabinetry, steel stringers, and open-tread wood stairs finished out this high-end residential apartment building.
