2321 4th Street Apartments

Located on an infill site in Northeast Washington, DC, 2321 4th Street is a new 116-unit wood frame apartment building. Within the one-story concrete podium, there are 32 parking spaces, as well as 5,000 sf of retail space. Resident amenities on the first floor include a large community room and fitness room. A large courtyard area with landscaping and pavers is located on the 2nd floor, above the podium deck.

Apartment types range from studio units to three-bedroom / two-bath units. Major challenges of this project included the limited access to the site due to surrounding buildings and sites, and underground construction from the previous building on this site. In addition, the soil conditions were not optimum, so Harkins installed Geopiers below the footings and slab on the entire project.

2321 4th Street was completed under the Green Communities program. Green elements included: onsite bio-retention facility, green roofing at courtyard, low-flow plumbing fixtures, and high-efficiency heating and cooling systems.
