Verde II at Howard Square Project Breaks Ground After 10 Years in the Making
The Harkins team celebrated the groundbreaking of the Verde II at Howard Square on June 21st in Elkridge, MD. Among the attendees were Howard County officials, including the County Executive Allan Kittleman, Department of Planning and Zoning Director Valdis Lazdins, Chief of Staff B. Diane Wilson, and representatives from the development team.
Verde II at Howard Square will be a two-building mixed-use project in Howard County, MD. Building A will top out at six stories and will be type 3A construction. This building will contain 280 market rate apartment units, and will be surrounded by a six-story precast parking garage with 500 spaces. The units will be a combination of one and two-bedroom units. Interior finishes will consist of vinyl plank flooring, LED light fixtures, and an electric split system heat pump mechanical system. Building A will also include a large tenant amenity space and over 10,000 sf of retail space. Adjacent to Building A will be a turnaround drive aisle with a landscaped promenade for both tenant and retail use.
On the other side of the promenade will be Building B. Building B will have four levels of residential units and will be type 5A construction. It will add an additional 64 units to the project. Below the residential unit will be an equal amount of retail space, along with a cast-in-place garage accommodating over 200 vehicles. In total, the project will consist of 344 apartment units in over 450,000 gsf, 750 structured parking spaces, and approximately 20,000 sf of retail space to the community. It will also seek LEED certification.
The project is being developed by Atapco Properties, and was designed by Henneman + Associates. Construction is projected to take 24 months.
