Pre-construction
Services

Harkins
estimating and construction staff provide up front cost estimates, schedule
analysis, and plan review to assist the client in getting the most valuable
project that meets their needs. Our estimating staff will attend all progress
meetings, provide system cost evaluations, and value engineering should the
need arise. In addition we assist in the coordination of the project documents
and perform a thorough code review. Our staff keeps up to date with the code
amendments of the localities we work in and we bring in major subcontractors
for their input as well.

General
Contracting

The
core of Harkins business since 1965 has been the traditional general contractor
approach with one exception. When combined with our pre-construction services
the client gets the best of both worlds. We work with the team up front and
then competitively bid out the project to subcontractors to give the client
maximum quality for the least cost. We provide on site supervision during
construction and have regular owner meetings and job reviews to keep the team
up to date with the status of the project. We also monitor quality and safety
with representatives from our company making frequent inspections.

Construction
Management

This
approach still has its use depending on the clients needs. Many school systems
still use this approach. In this method Harkins would act as an agent to the
client and would provide many of the same services throughout the project
except the client would be contracting directly with the prime and
subcontractors.

Design-Build

|

|
One
of the fastest growing delivery methods today, Harkins has seen as much as 75%
of its business utilize this method. The design-build method gives the client
one point of contact and Harkins is responsible for the design and
construction. We hire architects and engineers we have relationships with and
this results in a very coordinated effort with exceptional cost control. This
method can result in faster delivery times and is commonly used on projects
where the client does not have the expertise or time to manage the design team
and process. Many state and federal agencies have utilized this method over the
past decade.
